Our client, a fully integrated real estate investment trust (REIT), invests primarily in real estate serving the healthcare industry in the United States. The portfolio of assets is diversified among the principal healthcare sectors including: distinct sectors: senior housing, life science, medical office and hospital. 

Job Responsibilities:
The Manager – Capital Asset Management will develop and cultivate relationships with Senior Housing operators and Asset Management team by performing the following responsibilities. Duties include but are not limited to:
  • Technical expertise
    • Provide technical support to the Senior Housing Asset Management team
    • Conduct property condition assessments on a regular schedule for portfolio properties and during due diligence as needed
    • Provide construction oversight and act as owner’s representative to ensure capital is deployed as effectively as possible while maximizing company benefit
      • Provide regular project updates
      • Review and verify draw process on monthly basis
      • Manage project execution
    • Evaluate and identify opportunities to improve asset value through reducing utility consumption or otherwise reducing operating expenses
    • Provide technical expertise and assistance to Asset Management and portfolio operators in review and in response to third party inspections and reports
  • Budgeting and Forecasting
    • Participate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecasting by coordinating and communicating closely with Asset Management and external senior housing operators
  • Project management and cost analysis
    • Participate in capital project reviews including scoping, design review, cost analysis, etc.
  • Communication
    • Provide support for emergency communications and tracking material incidents and status of owned properties during natural disaster
    • Communicate with Asset Management team and Senior Housing operators on an ongoing basis
Qualifications and Experience:
  • Bachelor’s degree in Engineering, Architecture or Construction Management or related field required
  • 3-5 years of work experience in mechanical or civil engineering/design, building operations, engineering, construction management, architecture field or closely related facility management environment
  • Strong written and verbal communication skills
  • Advanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, Outlook and Visio required; basic programming skills preferred
  • Ability to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environments
  • Strong research skills and ability to source a solution/options quickly when presented with a challenge
  • Experience in capital planning and cost estimating
  • Willing and able to travel at least 50% of the time
  • Adept at managing multiple priorities and tasks concurrently with limited oversight
  • Ability to safely climb and descend vertical ladders, navigate difficult terrain and tight spaces such as attics or crawl spaces if deemed safe and necessary, and walk 5-10 miles per day without issue
